Trim Town Rates

The Annual Rate of Valuation for the Ordinary Expenditure for the town of Trim for the service of the year ending on the 31st December 2011 is 64.1004.

 

 

COMMERCIAL RATES

 The Elected Members of Trim Town Council have requested that an explanatory letter be issued on Commercial Rates to each Trader in Trim. The purpose of this is to clarify any issues relating to Commercial Rates.

 

 WHAT ARE COMMERCIAL RATES?

 Rates are a Commercial Charge levied by Local Authorities on the occupiers of commercial and industrial property. All fixed properties have a rateable valuation but Rates are payable only on commercial properties. Local Authorities collect rates based on property valuations. Income generated from Commercial Rates is used to provide a wide range of general services including the provision of the various functions of the Council, such as Roads, Sanitary Services, Public Lighting, Environment Controls etc.

 HOW ARE COMMERCIAL RATES CALCULATED?

 Commercial Rates are calculated based on two main elements; firstly a Rateable Valuation of each commercial property is determined by the Commissioner of valuation, who is independent of all Local Authorities. The Elected Members of Trim Town and Area Councils adopt an Annual Rate of Valuation (ARV) at the annual budget meeting, which is €64.1004 for 2011.

 The valuation of any property is multiplied by the Annual Rate of Valuation (ARV) to calculate the commercial rates payable each year.

 Therefore, if the valuation on your property is           €15.00

(Annual Rate of Valuation 2011)                             x 64.1004

                                                                                =  €961.62  (Commercial Rates payable for 2011)

RESPONSIBILITY FOR PAYMENT OF COMMERCIAL RATES

The occupier of a premise is legally liable for payment of Rates on the premises. If the occupier fails to pay, the rates become the responsibility of the owner.

WHAT ARE THE COMMERCIAL RATES FOR NEW BUSINESS?

Commercial Property’s are listed by your Local Authority. The listing will then go to the Valuation Office (details below). A Valuation Officer will visit your premises to value the property. The valuation depends on factors such as the business location, square footage, and the nature of the business. If you have any queries in relation to your valuation, please contact:

You will be sent a rate demand, informing you of your commercial rates for the coming year. This amount is broken into two moiety’s or instalments. The first instalment is due on receipt of the rate demand. The second instalment is due on the 1st July.

  CLOSURE OF A BUSINESS

 If you close your business, your property is still liable for payment of Commercial Rates. Rates are payable on all valued commercial/industrial property. However, where such property becomes vacant, the owner can seek a refund from Local Authority of the rates paid provided that he/she can provide satisfactory documentary evidence of the following:

 1)      The property was available for letting (i.e. newspaper advertisement or web site advertisement.)

 2)      The property was undergoing alteration, renovation or repairs

 NON-PAYMENT OF COMMERCIAL RATES

Failure to pay your Rates by the specified period will result in legal proceedings being issued, followed by a Court Summons. The Council may register a judgment mortgage on the property, or in extreme cases apply for a jail committal order.

 HOW TO PAY COMMERCIAL RATES

Commercial Rates may be paid by the following methods:

 -Standing Order

you can play by Standing Order over the duration of the year. You simply complete the standing order form supplied with your rate demand and send to Trim Town Council.

  -Arrangement with Revenue Collector

 We can arrange on a Revenue Collector to call on you.  Call the office in order to arrange same

  -Cash Desk

 You can pay at the cash desk at Trim Town Council Offices.

  -Cheque/ Postal Order

 You can send a cheque to Trim Town Council.

-Phone Payments

We can also receive payment over the phone via credit / laser cards
